Insulated roofing, larger spans, a second storey attachment, gutters and downpipes, or difficult access all change the number.
Engineering and certification are in that price, not extra. A patio attached to a house needs engineering and a building approval, which is about $2,200 of the figure above. Anyone quoting a lot less is usually leaving that out and adding it later.
What drives the price
- Span. How far the roof reaches without a post. Bigger spans need bigger beams.
- Roof type. Single-skin Colorbond is the value option. Insulated panel costs more and makes a real difference to heat and rain noise.
- How it attaches. Fixing into the existing roof or wall, and flashing it so it never leaks, is the fiddly part.
- Gutters, downpipes and where the water goes. A patio adds roof area, which means more water. We connect it to stormwater properly rather than letting it dump at the base of a wall.
- Access. A backyard with no side access means everything is carried in.

An honest note on our pricing
The researched market band for a single-skin patio is about $250 to $350 per square metre installed. We land a little above the top of that band, and the reason is the engineering and certification we include. Strip those out and we sit right at the top of the band on the build itself.
We would rather explain that than quietly leave the approval cost off the quote and hand it to you halfway through.

Single skin is cheaper and fine for shade and rain cover. Insulated panel is noticeably cooler underneath and much quieter in the rain. Worth it if you will actually sit under it.
