What is included, and what is extra
We quote the whole thing, not a headline number with surprises behind it. Where a job needs engineering, a building approval, a certifier or a slab, those sit as their own lines in your quote so you can see exactly what you are paying for.

- Building approval and certifier Form 16, where the size or siting triggers it
- QBCC Home Warranty Insurance on contracts of $20,000 or more
- Spoil removal, skips and tip fees
- Drainage behind a retaining wall, which we build in as standard, never as an upsell
Common questions
It depends on the size, the height and where it sits on the block. We work that out before quoting, so the approval cost is in your price rather than a surprise later.
Approval. A pergola that falls inside accepted development needs no engineering or certifier. One that does not picks up roughly $2,200 to $3,800 of engineering and certification. We establish that before we quote.
Walls over a metre need engineering, and we build that into the quote. We also build the subsoil drain in behind every wall as standard.
Yes. Stepped and sloping sites are normal here. It changes the hours and sometimes the machine access, which we price after seeing the site.
No. Our builder licence covers buildings up to two storeys, so we stick to low-rise.
